The house

Together, without living on top of each other

Everyone needs somewhere to sit, eat, work, read, play — or disappear for half an hour.

At No.31 you are under one roof without being in one room.

Arriving and leaving

Cleaned before you arrive. No chores when you leave.

Before every stay, our housekeeping team cleans the house, changes the bed linen and towels, restocks the basics and checks that everything works. You walk into a house that is ready, not one that has been tidied in a hurry.

Your cleaning fee covers that work, so there is no list of chores waiting at the end. Nothing to scrub, no beds to strip, no bins to sort. Close the door behind you and go.

The neighbourhood · Pinklao, Thonburi

Old Bangkok, from the quiet side

No.31 is in Bang Phlat, in Pinklao, across the river from the Old City.

Close enough for the Grand Palace before lunch. Far enough to sleep away from the tourist streets.

Getting around from No.31

Grand Palace, Wat Pho and Wat Arun

Eight minutes on foot to MRT Bang Yi Khan, the Blue Line to Sanam Chai, then walk.

Wat Arun sits across the water from Tha Tien.

Wang Lang and the Siriraj riverside

Street food, cafés and small shops — the easiest half-day out from the house.

Cross by ferry if you want to carry on into the Old City.

Rama VIII Park

Riverside green space in Bang Phlat: an evening walk, a run, or somewhere to let children run about without planning a whole day around it.

Khao San and Phra Athit

Khao San Road is close by. Families who want it calmer usually prefer Phra Athit Road, Phra Sumen Fort and the riverside at Santichaiprakan Park first.

Chinatown after dark

Grand Palace → Wat Pho → Wat Arun → Chinatown works as a single day.

The Blue Line links them without crossing the city twice.

Central Pinklao

Groceries, a pharmacy, restaurants and a cinema, a short ride away.

Travel times are approximate and depend on the route and traffic.

The second-floor library and game corner, with books, floor cushions and a low table

A house with a family behind it

The house that came back from the flood

No.31 was built in the 1980s, when Pinklao was still the edge of town.

In the 2011 flood the water rose almost a metre inside. The family moved away, but never quite let the house go.

Rebuilding it, we did not want a hotel. We made the place we would want to stay in with our own children for a week or a month — which is why there is a children’s floor, a reading corner, a real dining table, laundry and somewhere to cook.

Hosted directly by the owners.

Questions, answered

From sleeping arrangements to what’s included, here are the essentials for planning your stay.

Ask your hosts

Both bedrooms are upstairs in a three-storey house with stairs — toddlers need supervision. No dedicated on-site parking. Smoke-free and pet-free.

How many people can stay at No.31?

Up to 5 adults, 1 child and 1 toddler. The main bedroom has a king-size bed and baby cot. The children’s room has a double lower bunk, a single upper bunk for a child under 50 kg, and one additional single bed.

Where is No.31 in Bangkok?

No.31 is in Bang Phlat, in the Pinklao area on the Thonburi side of the Chao Phraya River, close to MRT Bang Yi Khan. It is convenient for Siriraj, Wang Lang, Bangkok Old Town, the Grand Palace, Wat Pho, Wat Arun, Khao San Road and Central Pinklao.

Can we walk to the MRT?

Yes. MRT Bang Yi Khan is about 450 metres away, roughly an 8-minute walk.

How do we get to the Grand Palace?

Outside heavy traffic, taxi or Grab is usually straightforward. You can also walk to MRT Bang Yi Khan, take the Blue Line to Sanam Chai and continue on foot to Wat Pho and the Grand Palace area.

Is the house suitable for children?

Yes. There is a children’s bedroom, baby cot, high chair and reading/game area. However, No.31 is a three-storey townhouse with stairs, so young children should always be supervised.

What is the minimum stay?

One night. Most guests stay a week or more, and because the cleaning fee is charged once per stay however long you are here, longer stays work out far cheaper per night. But if a single night is what you need, you can book it.

Is there parking?

There is no dedicated parking inside the property. No.31 suits guests who plan to use MRT, taxis or Grab.

Is housekeeping available during the stay?

Yes, for longer stays. From 14 nights you get one or two mid-stay cleans. From 28 nights, housekeeping comes every week with fresh bed linen and towels.

Do we need to clean the house before we check out?

No. Before every stay our housekeeping team cleans the house, changes the bed linen and towels, restocks the basics and checks that everything works, and your cleaning fee covers that. There is nothing to scrub, no beds to strip and no bins to sort before you leave.

Are smoking and pets allowed?

No. No.31 is smoke-free and pet-free.
