How booking works

  1. Choose your dates

    Select check-in and check-out dates on the calendar.

  2. Send a booking request

    Add your name, email, number of guests and anything useful for us to know, such as children’s ages or the reason for your stay.

  3. We confirm availability and the total

    We check the dates and send the final amount before payment.

  4. Pay securely

    Visa, Mastercard and JCB are accepted through a secure payment link. Guests in Thailand can also pay by PromptPay or bank transfer.

Rates

  • Standard-season rates from ฿3,000 per night
  • Minimum stay: 1 night
  • 28 nights or more: 30% off the nightly rate
  • Cleaning fee: ฿2,500 per stay
  • No deposit taken — your card is held for damage up to ฿15,000

High-season and peak-season rates are shown on the booking calendar.

One rate, more included the longer you stay

The cleaning fee is charged once, so a month already costs ฿7,500 less than four separate weeks — before the 30% long-stay saving.

Booking policies

Check-in and check-out

Check-in: from 3:00 PM
Check-out: by 11:00 AM

Entry is by keypad, so there is no need to arrange a key handover.

Early check-in or late check-out may be available depending on the cleaning schedule and neighbouring bookings.

Cancellation & refunds

Pay later and you can cancel free until 14 days before arrival, which is the day we take payment. Pay now at the lower rate and it is settled today and not refundable. If we ever have to cancel, you are refunded in full.

Security deposit

No deposit is taken. Your card is stored securely by Stripe, and we may charge up to ฿15,000 for damage or missing items within 7 days of check-out — always with photographs and an explanation first.

Housekeeping included

14–27 nights: one or two mid-stay cleans · 28+ nights: housekeeping every week with fresh linen and towels.
