Unfortunately, we are unable to store luggage before check-in or after check-out. As we don't have a reception area, we need this time to prepare the home perfectly for our arriving guests. We have listed several convenient luggage storage services at the airports on our Tips on Arrival page.
A professional cleaning service is performed before your arrival and after your departure. For guests staying 8 nights or longer, we are happy to provide one complimentary mid-stay cleaning, which includes fresh towels and linens. We will coordinate a convenient time with you for this service.
Yes. For all direct bookings, we require a refundable security deposit of 10,000 THB
This deposit is to cover any potential damages to the property beyond normal wear and tear. It is collected with your final payment and will be fully refunded within 3-5 days of a successful check-out. For bookings made through platforms like Airbnb, the deposit is handled directly by that platform according to their policies.

However, there is a small spot about 20 metres before the house where you can park beside a building wall on a first-come, first-served basis. Please park neatly right next to the wall to allow other cars to pass, as you may be asked to move your car during busy times. We also recommend leaving your contact details visible inside your vehicle so neighbours can reach you if necessary.
The house comfortably sleeps up to 5 adults/children in beds. The main bedroom has a king-size bed, and the kids' room has a bunk bed (double on the bottom, single on top). We also have a baby cot available and can provide extra futons for flexible arrangements upon request.
Yes! We have a special double-filtration system that provides purified hot, cold, and room temperature drinking water from the machine in the kitchen.

No. To ensure a fresh and comfortable environment for all our guests, No.31 is a strictly smoke-free property. Smoking is not permitted anywhere inside or on the premises. Guests must go outside the property gates if they wish to smoke.
