You are a family with children. This home was designed with families at its core. From the dedicated kids' bunk room with toys and books to the game corner, we've created a space for your family to connect and relax comfortably.
You are a group of friends exploring the city. The multi-level layout and flexible sleeping arrangements provide a private, stylish, and social home base—a perfect and often more affordable alternative to booking separate hotel rooms.
You seek an authentic, local Bangkok experience. You love the idea of staying in a real Thai neighborhood, waking up to the sounds of a local community, and having incredible street food just a short walk away.
You appreciate thoughtful design and modern comforts. You value a clean, stylish, and recently renovated space with reliable amenities like high-speed Wi-Fi and air conditioning.
You want to explore the city with ease and avoid traffic. Being an 8-minute walk from the MRT Blue Line is a huge advantage. You can reach the city's most important sights—from the historic Grand Palace and Wat Pho to the modern shopping hubs of Sukhumvit—all on one clean, air-conditioned train line, allowing you to bypass the stress and crowds of street-level traffic.
You are an independent traveler who values privacy. You like the convenience of self check-in and having a private, multi-storey house to call your own.
❌ No.31 Might NOT Be the Best Fit for You If...
You have mobility issues or dislike stairs. This is very important. No.31 is a 3-storey townhouse with staircases connecting each floor and no elevator. This home is not suitable for guests who have difficulty with stairs.
You are looking for hotel-style amenities and services. We are a private home, not a hotel. We do not have a swimming pool, a gym, a 24-hour reception desk, or daily room service (except for longer stays, by arrangement).
You are traveling with your own car and require on-site parking. Our home is located on a narrow street with no dedicated on-site parking. For a smoother stay, we recommend using Bangkok’s convenient taxis and ride-hailing apps—they’re affordable, reliable, and widely available in our area.
Your priority is being in the heart of major nightlife hubs. While we are very well-connected to all city attractions, we are not located in the middle of nightlife centers like Sukhumvit or Silom. Our neighborhood is quieter and more residential.
You plan on heavy, elaborate, or strong-smelling cooking. While we now provide a portable electric hob for simple meals (like breakfast or pasta), our kitchenette does not have a ventilation hood. To ensure a comfortable environment for everyone, we do not permit deep-frying or cooking with very strong odors inside the house.
